Car lease vs hire purchase in Malaysia: what is the difference?
Last reviewed 22 Oct 2026By the SSW Car Mobility team
Four words, four different plans
These words are often mixed up in advertising, so it helps to know what each one normally means.
- Hire purchase (sewa beli): you pay a down payment, then monthly instalments for the whole price. Ownership normally passes to you after the last instalment.
- Lease with a balloon (pajakan): you pay a down payment and lower monthly payments, with a balloon amount due at the end of the term. This is the model behind the estimates on SSW Car Mobility.
- Car subscription: usually one monthly fee that may also cover services such as maintenance or insurance, for a flexible or fixed period. Terms differ a lot between providers.
- Rental (sewa): paying to use a car for a day, a week or longer, then returning it.
Providers use these words differently, so the agreement matters more than the label.
Side by side
| Compare | Hire purchase | Lease with a balloon | Subscription or rental |
|---|---|---|---|
| Monthly payment | Covers the whole price over the term | Lower, because a balloon is left for the end | A fixed fee, often with services included |
| Down payment | Usually required | Required; the minimum is set per car | Often a deposit |
| At the end | You normally own the car | Pay the balloon, refinance it or return the car | Return the car, or renew |
| Total to compare | Down payment plus all instalments | Down payment plus all monthly payments, plus the balloon if you keep the car | All the fees you pay over the period |
What to compare
A lower monthly payment is not the same as a lower cost. With a flat rate, interest is charged on the whole amount financed, balloon included, and if you keep the car the balloon is still money you pay.
- The total paid during the term.
- The balloon, and how you plan to meet it.
- The interest and any fees, and how early settlement works.
- Who insures, taxes and maintains the car, and what condition it must be in if you return it.

Questions to ask any provider
- Who owns the car during the term, and after it?
- What is the total I pay, including any balloon?
- What happens if I want to end early?
- What is included, and what is not?
- Is the estimate in writing, and what can change before I sign?
Common questions
Is a lease cheaper than hire purchase?
Not necessarily. A lease has a lower monthly payment, but the balloon is still due if you keep the car. Compare the total paid during the term plus the balloon, not only the monthly payment.
Is pajakan the same as sewa beli?
No. Pajakan means a lease and sewa beli means hire purchase. Sewa on its own means rent.
Which one does SSW Car Mobility offer?
The estimates on this site are for a lease with a balloon: a down payment, a monthly payment and a balloon at the end. The agreement you receive after approval sets the final terms.
General information, not financial, tax or legal advice. Every figure is an indicative estimate, subject to credit assessment and approval. Your agreement sets the real terms.
